Charlotte East Office Community

Managing partner of a 535,000 square-foot office park encompassing 11 buildings located in Charlotte, North Carolina. Purchased property in December 2006 with a 62% occupancy rate and substantial rollover exposure for 2007. Stabilized tenant base and completed significant capital upgrades to lobbies and buildings in 2009. Occupancy forecasted at 80% in early 2010 even in a challenging leasing and economic environment.

 

 

Piedmont Center Office Park

Managing partner of a 144,000 square-foot office park located in Greenville, South Carolina. Purchased property in January 2007 with a 48% occupancy rate. Current leases put occupancy in excess of 65%. 

 

 

Midtown Centre Office Park

Managing leasing partner of a 762,000 square-foot office park located in Jacksonville, Florida. Purchased in November 2004 with a 59% occupancy rate. Sold a majority share of ownership in early 2008 with occupancy in excess of 86%.

*    Parke 33 Business Center      
Managing partner of a 62,342 square-foot office/showroom/warehouse development located in the 33rd Street Industrial Park, Orlando, Florida. Three-phase development acquired in two separate transactions in 1996. Sold from the KDC portfolio in July 2003 and was 100% leased.

*    Centre Point Commerce Park
Managing partner of a 37,200 square-foot office/showroom/warehouse
development located in Orlando, Florida. Acquired in 1997. Sold in January 2002 and was 93% leased.

*    Silver Star Square
Managing partner of a 26,206 square-foot office/showroom/warehouse
development located in Orlando, Florida. Acquired in 1997 out of foreclosure from Provident Mutual.  Sold in January 2002 and was 100% leased.

*    Island Lake Business Center
Managing partner of a 31,258 square-foot commercial property located in Longwood, Florida. Acquired in December 1997 out of foreclosure from Midland Mutual Life Insurance Company. This property was a failed retail strip center and was successfully converted to office/medical use. Sold in July 2003 and was 100% leased.

*    Chantilly Court
Managing partner of a 36,236 square-foot office building located in Winter Park, Florida. Acquired in June 1998 out of foreclosure from Weyerhaeuser. Sold in July 2003 and was 100% leased.

*    900 University Boulevard
Managing partner of 75,289 square-foot office building located in the Arlington sub-market of Jacksonville, Florida. Acquired in January 2001 from a private corporation. Sold in July 2003 and was 100% leased.

*     Lennar Florida Partners
Joint venture partner in leasing and management of a central Florida portfolio totaling 375,000 square feet of retail and office properties. Implemented leasing effort that increased overall occupancy from 55% to 90% over a two-year period.

Previous assignments include leasing on more than 500,000 square feet of Class A/B office space located primarily in downtown Orlando and Maitland, Florida. Institutional owners included The Travelers, Prudential Insurance Co., John Alden Life Insurance Company, Northwestern Mutual Life Insurance Co.
